Ádsolum turns to after rent closing its first year with a portfolio of 489M

The real estate manager Ádsolum, belonging to the Altamira doValue group, closed its first year of autonomous activity with a portfolio valued at 488 million euros. The data at the end of the year add up to a total of 2,300 homes and 49 new construction developments under its management, of which 16 developments and 692 homes valued at 124 million have been delivered, with the rest pending final completion or between.

In the coming weeks, Ádsolum presents its 2023-2026 strategic plan with the aim of acquiring complete portfolios of rental homes (‘Build to rent’) and purchase (‘Build to Sale’). His plans also include the entry of national and international investors interested in these segments, which have gained special strength in Spain in recent times.

“In 2022 we have laid the foundations for the implementation of a new way of managing real estate promotion and development. In a few months we have combined a high level of demand in the management of ongoing promotions, as shown by the balance presented, with the formation of a top-level team and the definition of a differential strategy”, highlighted Ignacio Ramírez, CEO of Ádsolum.

At the end of December, the company announced the acquisition of two residential plots in Barcelona (Baix Llobregat and Sants-Montjuic) for more than 40 million euros to build 150 rental homes. The first promotion includes 125 apartments for rent and a commercial premises with a view to delivering it in the summer of 2025; while the second will be 25 free homes to be awarded in July 2026.

Ádsolum originates from the restructuring of the Altamira real estate development area, a process that began in November 2021 and ended with the segregation of a series of heritage elements. In its 15 years of experience under the parent brand, it has managed assets worth 3,700 million euros and delivered more than 12,500 new-build homes. Its land management increased to 205 million m2, for clients such as Santander, Sareb, Metrovacesa, Landco and Bain Capital.
