New criticisms for the Housing Law that is about to close its proceedings and is already facing its final stretch. Now they are the economists who have jumped on the bandwagon and ensure that the Government has “lost an opportunity to make gold to try a Housing Law that really solves the problem that exists in Spain.” In a colloquium organized by the General Council of Economists of Spain, the experts explained that their opinion had not been taken into account to write a document that affects all citizens and that “would have been more effective” with a broader framework and that consider all consequences.
In the words of the member of the Council of Advisors of the Official Association of Real Estate Agents (COAPI) of Barcelona, Julián Salcedo, the ceiling on rent – currently 2% and next year 3% – will generate adverse effects to the market The expert assures that the interruptions in the markets generate “distortions” and in this case he says that it will lead to the withdrawal of rental apartments from the market: “This limitation will harm small owners, who between a 90-95% are owned by them, and they use them as a complement to their retirement.”
This measure has been harshly criticized by the participants of the colloquium, who fear that it will generate a “blockade” of access to rent for the lowest incomes in the country. “The measure that had to be temporary was implemented definitively. An index will be made for the review of existing contracts and they will tell me how it will be done. It is much more deficient for economic activity… it is insufficient. If there is no public park to attend to families with a lower level of income, all this will do is limit the offer”, condemns the president of the Chamber of Urban Property of Barcelona, Joan Ràfols.
