These are the most demanded areas of Madrid and Barcelona to rent an apartment

Are you looking for a rental house? Be careful with the peripheries of Madrid and Barcelona. The two areas have become the places with the greatest demand for rental housing in Spain. This is indicated by the ranking for the second quarter of 2023 prepared by Idealista and collected by Europa Press. The study also reveals that the average rental price in Spain increased to a maximum of 9.2% in the historical series for Idealista.

The ranking for the second quarter of 2023 analyzes the 100 most demanded municipalities in the rental market in Spain. It has been prepared with statistics on rentals and relative demand and offers a classification of the most sought after areas among Idealista users to find a house for rent. It also offers a look at the median prices of the offer that is advertised on the real estate portal, provided that it complies with a large stock of ads (more than 1,450 between sale and rent) during the period analyzed.

The top municipalities with the most demand

Idealista points out that, so far in 2023, the two classifications have been headed by new municipalities that until now did not occupy the upper part. In this sense, Santa Coloma de Gramenet, a town in the Barcelona metropolitan area, heads the list for this quarter with an average rental price of 842 euros per month, after not entering the ranking at the beginning of the year.

They are followed by Vitoria (893 euros per month) and L’Hospitalet de Llobregat (965 euros per month), which have been leading the rental demand ranking in recent years, exchanging the lead. After these three municipalities, the Madrid town of Móstoles appears (835 euros per month) and another new entry compared to the previous quarter as Cornellà de Llobregat (933 euros per month), also from the outskirts of the Catalan capital. The interest in living near Barcelona is confirmed by Badalona’s tenth place (1,147 euros per month).

Among the first 10 places in the table is also Reus (669 euros per month), in Tarragona, Fuenlabrada (834 euros per month), Palma (1,560 euros per month) and Fuengirola (1,111 euros per month), “as an example of the demand for the coast right at the beginning of summer”, highlights Idealista.

Interest in the coast in the second quarter of the year

The second quarter tends to increase the interest in the demand for renting in coastal locations, indicates Idealista. Which means that many tourist locations rise in the ranking of demand. In this sense, the portal stands out in its ranking Torremolinos (1,013 euros per month), Torrevieja (779 euros per month), Gandía (748 euros per month) or Benidorm (1,047 euros per month), which appear in the following 10 positions of the table. There are also capitals such as Pamplona (929 euros per month), Barcelona (1,550 euros per month) or Malaga (1,127 euros per month).

Half of the municipalities exceed 900 euros per month

The most demanded municipalities disappear from the list by average monthly rental price and Benahavís (3,286 euros per month), Calvià (3,232 euros per month) and Marbella (3,159 euros per month) head the list. These three are followed by Estepona (2,710 euros per month), Sotogrande (2,665 euros per month) and Castelldefels (2,489 euros per month). With prices already below 2,000 euros, there are Sant Cugat de Vallès (1,940 euros), Altea (1,884 euros), Llucmajor (1,873 euros), Mijas (1,777 euros), Adeje (1,736 euros) or Sitges (1,725 ​​euros). .

Idealista points out that all these municipalities, except Sant Cugat, are characterized by being coastal towns. Palma and Barcelona, ​​previously named, and Madrid (1,394 euros per month) are the first capitals on the list. A total of 37 municipalities present median prices above 1,000 euros per month, while half have rents above 900 euros.
