The “Puerto Sur” cluster is the name of this project, which is located surrounded by industrial zones next to the cargo port. Getting there is not so easy: there are fences everywhere, there are no sidewalks and in some places there is no lighting: only rusty pipes and old factories. “The territory is impenetrable and unsafe: there are no improvements, there are no pedestrian connections, the Moscow River is isolated from people, there is no access to water,” Moscow’s chief architect Sergei Kuznetsov describes the situation. “The area is practically excluded from city life, but in the future the situation will change: residential communities, offices, public developments and a world-class waterfront.”
The development project is so big that one developer cannot handle it, so five development companies have joined the association to implement the plans through joint efforts. The new project is sometimes called the second “Moscow City”, but this is only partially true: firstly, the area of u200bu200bthe “South Port” is much larger, and secondly, in addition to offices, it is planned build many homes here.
For example, right on the shore a residential complex is planned with three towers on a single stylobate, each up to 300 meters high. Skyscrapers are called avant-garde: they have an unusual shape and almost continuous glazing of the facades. However, there will also be many skyscrapers around: they will become the basis of the neighborhood. Near the three towers, investors plan to build 1.4 million square meters of real estate until 2042, of which 415 thousand will be the public part: shopping and cultural centers, shopping galleries, educational institutions and a clinic.
The embankment will also be improved: it will extend for two kilometers. The coastal part is currently closed, but in the future it may become one of the most popular: access will be open not only to local residents, but also to everyone. The real attraction of the embankment will be the floating pedestrian bridge and the cable car that will connect the area with the neighboring coast, investors promise.
Underground and above water
Another residential complex, which will grow in the industrial zone, has 14 buildings with a height of 12 to 69 floors. It is planned that they will have 6 thousand apartments. Nearby there is a school for 500 students and a kindergarten for 225 children, a transport center and a technology park. Other approved development projects are also comparable: each of them will have schools, daycares and other “social services.”
On social networks, by the way, they fear that the project will suffer the same fate as the first commercial district of the capital: the city of Moscow. There is practically nothing there but skyscrapers: no parks, no public spaces, unless we count the underground shopping center as such. But the authorities and developers assure that this will not happen: in the “South Port” the construction density is not so high and, in addition to skyscrapers, low-rise buildings are also planned, as well as green courtyards, parks and an embankment. . , etc.
There should be no transportation problems either. At first it was difficult to get to the very “Moscow City”, but now a lot of rail transport has taken place. However, it is still inconvenient to get there by car: there is not enough space for cars.
The “South Port” will bring together the metro, river and land transport, as well as the cable car. “We developed traffic patterns, designed new intersections and a metro station. The renovated space will become a new center of city life, which means it must be prepared to withstand intense traffic loads,” comments the project. Mayor Sergei Sobyanin.
In this sense, the city authorities are even proactive: there are no skyscrapers on the site of the industrial zone yet, but transport infrastructure is already appearing. For example, a regular river route “Pechatniki” – “Avtozavodsky Bridge” has been launched, along which electric river trams run all year round. Traffic is also open on the southern section of the Moscow high-speed diameter from Kuryanovsky Boulevard to Kantemirovskaya Street.
In the future, the cluster will also have its own “South Port” metro station. It will be built on the light green line between the existing Kozhukhovskaya and Pechatniki stations. The adjacent pedestrian overpass will have access to the Moscow River, the capital’s construction complex promises.
