According to Metrium, the average area of ​​new apartments in Moscow in August was 55.1 square metres, which is 2.6% more than in the same period last year.

If in August last year, 20% of all Moscow apartments sold up to 30 square meters, now they account for only 10% of all transactions, says Vladimir Morebis, partner at Est-a-Tet.

Experts attribute the increase in the average area of ​​new housing to regional authorities’ restrictions on the sale of small plots. For example, in Moscow, from August 1, 2024, the minimum area of ​​one-room apartments cannot be less than 28 square meters, and two-room apartments – 44 square meters. This is also due to the withdrawal of investment demand from the new construction market following the cancellation of the huge preferential mortgage program.

Against the backdrop of an increase in the average area of ​​apartments in new buildings, the average area of ​​new apartments continues to decline. In the capital, it decreased over the year by 2.1% to 55.1 square meters. However, experts do not rule out that the trend of increasing average area will soon affect this segment.
